Little Pond is a sanctuary for diverse wildlife, including documented use by river otters, several species of ducks, and an active osprey nest. It is a peaceful recreational area and place of scenic beauty.

The proposed 40B project contains 168 units made up of five 3-story buildings with 326 bedrooms, 299 parking spaces and 26 future reserved parking spaces. The initial project had over 300 parking spaces, which would have immediately initiated a MEPA review. The developer reduced the number of spaces to just one below the minimum but has created the "reserve" parking spaces on areas of reinforced turf. This reinforced turf will allow any vehicle fluids to go directly into the ground water.

Three of the buildings will be built within the 100' wetland buffer. Only 29% of the units are affordable, there will be increased nitrogen loading in the pond, the vernal pool and white cedar swamp will be impacted, and 14,500 cu. yds. of fill up to 8 ft. deep will be trucked in. There is a lack of open space on this project. Of the three proposed recreational areas, one is a documented "no use" zone, which was the result of previous issues with the property and another is located near the waste water treatment system vents. Engineers have determined that traffic will increase by over 900 trips a day. There will be a definite increased demand on water use and an increased demand on municipal services.
